Case Study - St Dominics Mayfield
In December 2019, AJ Grant were engaged to complete the provision of two new accessible bathrooms within the existing building and a cleaners store located externally. All works were required to be undertaken during the Christmas School holidays when the students were not in attendance at school.
St Dominic’s Centre, Mayfield is a Kindergarten to Year 10 school that provides an education of excellence for children with a range of disabilities including hearing impairment, Autism Spectrum Disorder and Moderate Cognitive disability.
Works included the provision of two new accessible bathrooms within the existing building and a cleaners store located externally. All works were required to be undertaken during the Christmas School holidays when the students were not in attendance at school.
Challenges
This project saw it’s range of challenges. Initial engineering hadn’t picked up on internal load bearing walls requiring a complete change to the design and the installation of supporting beams to enable us to complete the required design. As there was to be a hoist installed in one of the rooms it meant that the inclusion of the supporting beam needed to be done in a way that it didn’t impact the use of the hoist. All the works needed to be completed over the school break with no time extensions to the start of the new school year. A great deal of planning went into getting trades/engineers and certifiers to build, inspect and signoff on all additional works whilst on the Christmas break. In addition to the short period of construction we had to work around staff as they returned early in the new year to set up the school ready for the return of school requiring us to manage WHS for staff and trades on the site.
Scope
The scope of works included, but was not limited to:
- Disconnection of all services to facilitate demolition of existing amenities and cleaner’s storage room.
- Hydraulic Rough ins
- Concreting
- Additional engineered load supporting beam installation
- Wall Framing
- Electrical and Hydraulic Rough Ins
- Ceiling/Wall Sheeting
- Windows/Doors installation
- Wall and Floor Tiling
- Hydraulic and Carpentry Fit Outs
- Painting and Cabinetry Installs
- Final Fit Off and Clean
- All items to be installed in accordance with AS1428.1
The end result provided modern, purpose-built amenities with hoist and change facilities which allowed the centre to expand and evolve to best meet the needs of their students, teaching staff and therapists.
